  1. 1. Who Must Complete a Residential Rental Application?
  2. All persons over the age of 18 that will be residing in the home must fill a residential rental application on our website at www.SULTHAR.com.


  3. 2. Is there an application fee?
  4. Yes, the application fee is $45.00 non-refundable per each person over the age of 18 that will be residing in the home and must be paid at the time the application is presented to Sulthar Properties in order for the application process to begin. The application fee is non-refundable.


  5. 3. How do I submit the application & application fee?
  6. Application must be submitted online from www.SULTHAR.com and the application fee must be paid online.


  7. 4. How long is the application process?
  8. The application process can take one to seven business days depending upon how soon we can get documents from you and other parties such as landlords and employers.


  9. 5. What if you have multiple applications from different prospective tenants?
  10. Applications are based on a “Best Qualified Application” policy. We will process all the applications until a qualified application is approved. Please note that if your application is not approved, application fee will not be refunded.


  11. 6. How will I know if I am approved?
  12. A representative from Sulthar Properties LLC will contact you as soon as your application has been approved.


  13. 7. How long will you hold a property for move in after the application has been approved?
  14. Normally we will not hold the property longer than 14 days on a vacant property once the application has been approved. If the home is currently occupied, we will hold the home 14 days after the move out date of the prior tenant.


  15. 8. What happens if my application is denied?
  16. If your application is denied per the tenant screening criteria, you will not be granted “right of occupancy” and we will send you an adverse action letter in writing.


  17. 9. Do I get my application fee back?
  18. No, the application fee is non-refundable.


  19. 10. Is there a deposit?
  20. Yes, the deposit is usually equal to one month’s rent but it may vary based on property owner's decision and our tenant screening criteria.


  21. 11. When is the deposit due?
  22. The deposit must be paid at the time of leasing signing which is within 24 hours of application approval.


  23. 12. Do you allow pets?
  24. Yes, on a case by case basis. No more than two (2) pets allowed. No aggressive breeds or any breeds mixed with aggressive breeds are allowed. Please note that not every property owner accepts pets. Ask us before submitting an application if a property owner will accept your pet.


  25. 13. Is there a pet deposit?
  26. Yes, a pet deposit must be paid at the time of lease signing. The normal pet deposit is $300.00 per pet and is non-refundable. Some owner’s may require a higher deposit & it is the owner’s decision.


  27. 14. What if I cancel my application after I have been approved?
  28. Once after you submit application, if you cancel your application, the application fee is non-refundable.


  29. 15. When do I need to sign the lease agreement?
  30. The lease agreement must be signed within 24 hours of approval. You may do this by scheduling a time to come into our office or we can have you and all other applicants sign the lease by electronic signature thruough our DocuSign program.


  31. 16. When will I receive keys to the property?
  32. You will receive keys to the property on the date specified in your lease as your initial move in date and as long as all monies have been paid to Sulthar Properties LLC for which is owed per the lease agreement.


  33. 17. When is rent due for my move in?
  34. A full month’s rent and any other monies owed will be due on or before the date specified in your lease as your initial move in date. Any pro-rated rent will be due the first day of the following month.


  35. 18. Can I pay any money owed with a check?
  36. All monies owed to Sulthar Properties LLC must be paid with certified funds such as Cashier’s Check, Money Order and Postal Money Order.
